Based on the PropertyGuru Singapore Property Market Report Q3 2023, it appears that the starting median price per square foot (PSF) for major new condo launches in Q3 2023 is likely to be around $2,000. This information follows the property cooling measures implemented in April 2023, which led to an increase in Additional Buyer’s Stamp Duty (ABSD) rates. As a result of these measures, buyers are reportedly becoming more cautious in their decisions, with a tendency to focus their financial resources on a single property intended for personal occupancy. Dr. Tan Tee Khoon, who serves as the Country Manager for Singapore at PropertyGuru, has noted this trend.
